All residential impact and connection fees were taken from the official "Lehi City Connection and Impact Fees, Updated March 2, 2026" PDF hosted on lehi-ut.gov — the city's current authoritative schedule. Most categories carry a "FY 2020 Fee Amount" header, meaning Lehi has not escalated these impact-fee amounts since its FY2020 impact fee analysis; they remain the rates in force per the March 2026 document. CATEGORIES FOUND (residential, per dwelling unit unless noted): Transportation/roads ($1,163 SFD / $708 MF), Parks & Recreation ($2,772.98 SFD / $2,415.41 MF), Fire/EMT ($198.02 SFD / $81.98 MF), Police ($98.35 SFD / $117.03 MF), Culinary Water impact ($1,194.07 at 3/4" residential meter) plus a water CONNECTION fee ($425.62 at 3/4"), Local Lehi Sewer impact ($872.44 at 3/4" residential), Storm Drain ($1,391.00 per acre, all uses — billed per acre not per unit), and Pressurized (secondary) Irrigation impact ($5,609.36 per acre residential, 0.25-acre minimum) with a PI connection fee ($541.66 at 1" meter). Lehi is a municipal electric utility, so an Electric Power connection fee ($374.02 residential up to 200A) and a Power Impact Fee (FY2026: $2,554 for a 200A single-phase residential service) also apply to new homes.

Separate district

Timpanogos Special Service District (regional sewer treatment plant) charges a sewer impact fee of $5,793.00 per single-family house / per dwelling unit (FY 2026). This is collected on top of Lehi's own local sewer impact fee of $872.44 and is paid by a builder in Lehi — attributed in that row's notes.

What does not exist here

NO SCHOOL IMPACT FEE — Utah law does not authorize school impact fees (schools are funded via property tax by Alpine School District / its successor districts, not impact fees). No library, no open space, no affordable housing, and no general/capital or mitigation impact fee line items appear on Lehi's schedule. Sewer, storm drain, transportation, parks, fire, police, and Timpanogos sewer have "Connection Fee: Not Applicable" — only an impact fee applies; water, pressurized irrigation, and electric power have BOTH a connection fee and an impact fee.

Adu caveat

Per Utah HB 462 (2022), Lehi can no longer collect impact fees on INTERNAL accessory dwelling units (e.g., basement apartments).
